Our residential approach

Homes are bought with emotion.
We underwrite them without it.

The mandate

The question is not whether it is beautiful.
It is who lives here in year seven.

Prime residences and branded residential positions where product quality, scarcity and long-term end-user demand can be defended — not just presented.

A residential asset earns its place in a portfolio through the depth of people who want to live in it — as owners or as tenants — long after the launch campaign is over. We evaluate that depth before we look at the finishes.

What we evaluate.

Scarcity that cannot be rebuilt

Location, plot, view and product type that the next launch across the road cannot replicate. If it can be copied, it will be — and priced against you.

End-user depth

Who actually lives in the building, how many renew, and whether demand comes from residents or from other investors waiting to sell.

Cost of ownership

Service charges by building, not by district. Sinking fund, management quality, and what the first three years of ownership actually cost.

The buyer at exit

Who buys this unit later, at what price logic, and how that buyer pool changes when the market is slower than today.

Off-plan and ready assets answer different questions. Off-plan buys entry price and payment flexibility at the cost of delivery risk. Ready buys certainty at the cost of discount. Neither is better; one is right for a given horizon.
