Our commercial approach

Income you can read in a contract,
not in a forecast.

The mandate

Residential scarcity was cyclical and has closed.
Prime office scarcity is structural.

Office and commercial assets selected for tenant depth, contractual income and credible exit routes. Longer horizon, larger ticket, slower exit — and a different quality of income.

Quality office space in the core of the city is not being built at the pace at which companies arrive. That gap is the investment case — and it applies only to genuine Grade A, not to the label on a brochure.

What we evaluate.

Tenant depth

Who leases in this building and this district, in what unit sizes, and how much of that demand is new companies versus relocations.

Lease structure

Term, break clauses, rent reviews, expiry profile, arrears history. The difference between income that is contractual and income that is hoped for.

Grade in fact, not on paper

Building age, systems, certification, floor plate efficiency. A ten-year-old tower with the same nominal specification leases at a discount to a new one — and the gap widens.

Exit routes

Whole-asset sale, strata by floor, or hold for income. Each route has a different buyer and a different timeline, and both must be visible before entry.

Commercial property is not for capital that may be needed early. It is for capital that measures in decades and values income quality over headline yield.
